ring. Scheduling time to meet with
potential buyers and having these
perfect strangers walk through your
house and pick apart its condition.
They tell you they are interested and

It can be a real hassle and something
you may not want to deal with because it
can easily turn into your worst
nightmare!
What if you didn't have to deal with
all those hassles? Are you ready

I told you that we wanted to buy your

We know people sell homes for various
reasons. Maybe its a job transfer
and you don't want to deal with two
payments. Maybe you are dealing

This is how a possible transaction
could
look. |
We will come to an agreement on the
purchase price, and after verifying the
amount you owe on your mortgage and
completing all due diligence on your
home, and if the circumstances are right
we may pay all cash or work out monthly
payments for a period. Sometimes
it is best to just lease option your
home.
What do you get? Immediate
relief from your monthly obligation to
the mortgage company. You can move
on with you life. We can close
quickly.

What is the
lease option? |
Taking possession of a property by
leasing it from the seller with an
option to buy the home at a
predetermined price at a predetermined
time in the future, retaining the right
to sublease to a tenant/buyer, giving
them the right to purchase from you.

What if the
tenant tears up our house? |
There is no way we can guarantee you
a tenant won't damage your house since
we won't be living with them. We
will do our best to pre-qualify all
tenant/buyers, but if it happens, under
our agreement, we would repair it at our
expense. Our goal is to find a
buyer who will eventually qualify for a
loan, and not a renter. Damages
are rarely a problem because they are
trying to buy the home and generally try
to fix it up. But if it happens,
we will fix it as per our written
agreement.

When will you
sell the house? |
We can't give you an exact time to
sell your home. There are many
factors including the condition of your
home, your neighborhood, and the current
real estate market just to name a few.
We work with each tenant/buyer and
determine what time frame they have in
order to qualify to buy the home.
Understand that we get paid when they
buy, so obviously we are trying to sell
the home as quickly as possible.
In the meantime, your payments will be
made and that will relieve you of the
financial burden.

How do we know
we can trust you? |
That is an important concern for you
as well as for us, since we would be
entering into a business arrangement.
After we speak over the phone and we
both feel that we may be able to work
something out, we will meet face to face
and discuss the details of the
transaction to see if it can be a win -
win solution for both parties. If
after meeting, you are prepared to move
forward, and we are comfortable with the
agreement, then we will get the
transaction closed as quickly as
possible. If after meeting us, you
are not comfortable, then we can shake
hands and go our separate ways.
Understand that this is what we do for a
living and we wouldn't be in business
very long if we didn't honor our
commitment to our agreements. We
want you to be confident and be able to
sleep at night. We don't want you
to have to worry about the house or the
payments. We wouldn't enter into
an agreement with anyone if we weren't
confident with them and we won't expect
any less from you. We are prepared
to devote our time and resources to your
home, but only if you are comfortable
with this arrangement.

How do we know
you'll make our mortgage payment? |

We can pay you direct and you can
forward it to the mortgage company or we
can pay a third party escrow
company to collect from me and pay it,
or you can also allow us to pay your
lender directly. If we didn't pay,
the lender would immediately notify you.
Anyway you choose, you will always know
if the payments are current. |

Why don't we
just list with a Realtor? |
You can if you
want, but a Realtor won't make your
payment for you while they work on
selling your home.
We are willing to
make your payment for you, and maintain
it while we get your home sold. We
will give it our personal attention and
you don't have to worry about it.
